From the road, the house doesn’t reveal itself at once. First, there is greenery, shade, and soft air. Only then does the villa appear — calm, composed, without any unnecessary gesture. It doesn’t compete with its surroundings. It lives within them.

The layout is built around familiar daily scenarios. From the street, you enter a semi-enclosed entrance zone. There is space to leave shoes, a stroller, garden tools—everything that shouldn’t enter the house stays outside, yet within easy reach.

Then comes a short transition inside—no long corridors. The space opens up immediately: entryway, kitchen, living room. Everything is close, but not merged into a single point. The house doesn’t divide life into rooms—it arranges it into a comfortable sequence.


 Kitchen–living room interior

The spacious kitchen–living area is the heart of the home. It’s a place for family gatherings, evenings together, and hosting guests. A wood-burning fireplace gently separates the kitchen–dining area from the lounge zone while keeping the overall space unified. From the living room, you can see the inner courtyard with a pool and garden—the house visually extends beyond its walls.

Through glass doors, you can step into the summer kitchen. This space is used for outdoor cooking, meeting friends, and family dinners. The summer kitchen connects different parts of the house: on one side is the private zone, on the other—the guest and utility areas. Nearby, there is a serving window, making it easy to pass food and drinks without walking around the house.


Ground floor plan

The right wing is dedicated to permanent living. It includes a master bedroom with its own bathroom and walk-in closet, two children’s rooms, a guest bathroom, and a laundry room. The layout and orientation help maintain a comfortable temperature and create a მშვიდ, restful atmosphere.

The home office is set apart from the шумной living area. It’s a place for focused work and online meetings—where you can stay engaged with your tasks without stepping out of the life of the house, yet without being drawn into everyday bustle.

A separate bedroom is provided for guests—quiet and secluded. It is designed so that a person feels not like a casual visitor, but like a welcome resident of the home, even if only for a short time.

The house is closely connected to the plot: from various rooms, there is access to the pool, which becomes the centre of the courtyard. Nearby, there is a lawn for relaxation and games, as well as space for a children’s playground. It is positioned within view from the kitchen and living room, making it convenient for everyday life.

The house is surrounded by a garden on all sides, with views of greenery from every window. Fruit trees grow here, and there are places for rest, solitude, walks, and quiet evenings outdoors.

The house is single-story—with no stairs or level changes—making it comfortable for people of all ages. For special occasions, there is an accessible roof with an open terrace. A light metal staircase from the summer kitchen leads up to it. The roof can host celebrations, family dinners, or be a place to watch sunsets over the garden and sky.


Façade detail

The façades are designed in a modern, minimalist style. Vertical slats not only shape the appearance of the house but also protect it from excessive sunlight, creating soft shade inside and a changing pattern of light throughout the day.

Engineering solutions are designed with ease of maintenance in mind. The house includes a separate boiler room with a gas boiler and a backup water heater. Underfloor heating is installed in wet areas, and the heating system is combined with radiators and floor-integrated convectors near panoramic windows. All technical rooms are grouped, simplifying maintenance and reducing costs. An air conditioning system maintains a comfortable temperature during hot days.

The site has a well and a septic system. Technical zones, including the gas connection and utility yard, are located closer to the road so that the main part of the site remains open.

Despite its complex shape, the house remains rational in construction and operation. The layout is built around everyday life scenarios—from the moment of returning home to relaxation and communication, both inside and outdoors.

This villa is not about spectacle. It’s about the habit of coming home. About morning light on the floor. About the evening air from the terrace. About things always being in their place. And about the feeling that a home is not an object, but a calm, steady rhythm of life.
